Trinity CPM LLC is the BEST!

 

Being a remote owner of a mall that I am “too far away to manage” is sometimes difficult.  Problems come up that there is no way I could deal with on the phone.  Keeping an eye on the businesses in a mall is impossible when you are not near the area.  On the other hand, if I was located closer to my Shopping Mall, I would have to drive by it all the time, micromanage it, worry about it, and would very much dislike that responsibility.

 

So, a few years ago, I hired Trinity CPM to manage the Mall and interact with my Asset Manager and they have proved to be fantastic in every way.

 

  1. The 5 year old mall had tricky roof leaks and several roofers had been out there and could not tell if it was an air conditioner leak or the roof itself which was still under warranty. Tiles were falling into the businesses below.  OB Phillips of Trinity CPM traveled out there himself several times and then had several contractors look at the problems and now the leaks are corrected with minimal owner cost.
  2. We had a lease coming due in one of our main businesses and instead of leaving it to the Asset Managers, Trinity took the bull by the horns and pretty much negotiated the new lease for us knowing how much that business wanted the space and how much money they were making.  In other words, he negotiated this as if it was HIMSELF that owned this mall.  This is far superior to any management company I used in the past.
  3. Trinity gives full, clear financial reports every month and they come in my e-mail so that I can study them.  They respond to the owner and have open and clear communication.
  4. Trinity deposits my net rent payments s into my bank account and e-mails me proof.
  5. OB Phillips of Trinity is about 40 minutes away from the property and he does a regular drive- by exposing any problems or concerns.  One time he found out that the groundskeeper was not doing his job and corrected that right away.  Another time he discovered a car had hit the stone facing and had the driver’s insurance company pay for the repair to the column and facing.  Once he discovered an awning was damaged from a loading truck and he got that taken care of.  Trinity sends me pictures of all of this and more so that I feel included in everything regarding my mall.

 

Trinity is always thinking of ways to save the owners money, managing so well, almost as if they themselves are the owners of your property.  Imagine, a management company caring about the owner’s bottom line, it is amazing.  The way they manage property is wonderful for me, the owner, because it allows me to relax without worry, knowing that any issues, problems, or repairs to my property, will be taken care of promptly and in the best and least expensive way by Trinity CPM.
